What underpinning actually costs, and when you truly need it
This is the top of the market in American residential trades: eight to sixteen piers, tens of thousands of dollars, and a decision most homeowners make in a fortnight with one opinion.
Underpinning is the real structural repair, and it is where residential foundation work gets genuinely expensive. Steel piers are driven or screwed below the active soil zone to competent bearing strata, brackets transfer the footing load onto them, and the structure is stabilised or partially lifted.
A single pier runs roughly $1,500–$3,200 installed, before regional adjustment. The figure that matters is the count: a typical job is eight to sixteen. That is $12,000 at the low end and past $45,000 at the high end, and it is why this decision deserves more care than most homeowners are given time for.
What drives the number
- How many piers, and spacing. Determined by wall length affected and load, not by how bad the crack looks.
- Depth to bearing. Steel is priced by the foot. Where competent strata are 8 feet down, piers are cheap; where they are 30 feet down, they are not. On the deep Pierre Shale and thick loess of the Plains this is the dominant variable.
- Access. Interior piers under a finished basement floor cost multiples of exterior piers in an open yard.
- Engineering. A stamped design and post-installation verification adds cost and is worth it.
- Restoration. Ask explicitly whether backfill, landscaping, driveway sections and interior finishes are in the price. Frequently they are not.

When you genuinely need it
- Measured, ongoing differential settlement — part of the foundation moving down relative to the rest, still in progress.
- Stair-step cracking that is progressing, with displacement across the crack.
- Floors sloping measurably, doors and windows out of square, cracks continuing up through the storey above.
- An engineer’s letter saying so, with measurements.
When you probably do not
- Cracks that are not moving. Old, stable cracks are scars. Piers do not improve a scar.
- Heave rather than settlement. On expansive clay the ground can be pushing up. Piers resist downward movement; they are not a general answer to soil that swells, and installed without moisture management they can relocate the problem. Why heave is mistaken for settlement.
- Water problems. A leaking wall is not a bearing failure. Different trade, one to two orders of magnitude cheaper.
- A bowing wall. That is lateral load. Carbon fibre straps or wall anchors address it at $450–$1,400 per unit. Piers do not.
The document to get first
An independent structural engineer’s report, from someone who does not sell repairs. $400–$1,200. Against a $25,000 decision that is a rounding error, and it is the only way to get comparable bids: without it, three contractors propose three different pier counts at three different prices and there is no basis for comparison. With it, they bid the same scope, and the spread is often startling.

The sales pressure specific to this repair
The amounts are large, the fear is real, and the pitch is often that the house is unsafe. Structural failure of a house from foundation settlement is rare and slow; the movement that produces alarming cracks has usually been going on for years. There are genuine emergencies — a wall bowing several inches, active large movement — and an engineer will tell you plainly if you are in one.
What to notice: a price valid only today, a financing application produced before a written scope, discouragement from getting an engineer, a structural claim with no measurements behind it. Any one of those is a reason to slow down, and slowing down costs almost nothing on a mechanism that has been running for a decade.
Questions people actually ask
Push piers or helical piers?
Push piers use the weight of the structure to drive steel sections to load-bearing strata, so they suit heavier structures. Helical piers are screwed in and their capacity can be verified from installation torque, which suits lighter structures and situations where a competent bearing layer is shallow. A good engineer specifies which and why; a contractor who only installs one will recommend that one.
Will it lift the house back?
Sometimes, partially. Stabilisation — stopping further movement — is reliable. Lifting back to original level risks cracking finishes that have adapted over years, and full recovery is often neither achievable nor desirable. Get the goal written down: stabilise, or lift, and how much.
Is underpinning covered by insurance?
